A landlord can have the right grounds and still lose at the Residential Tenancy Branch if service cannot be proved. This page covers what to send us, what it costs and the proof you get.
Two things landlords serve
- The notice itself, such as a 10 Day Notice for unpaid rent or a One Month Notice for cause. Methods and deemed-receipt dates are in Serving a Notice to End Tenancy in the Okanagan.
- The dispute resolution package. After you apply to the Residential Tenancy Branch, it issues a package that has to be served on the tenant, and you then file proof that it was served. The deadline and accepted methods are stated in the package itself, so read them before you hand it to us.
What to send us
- The completed notice or the dispute resolution package, as issued.
- The tenant's name and the rental address.
- Anything that helps us find them: work hours, vehicle, a description.
- The deadline for service, if there is one.
Use the request form. Property managers can put standing instructions on file so each notice is one email.
What it costs
| Where | One attempt | Three attempts |
|---|---|---|
| Kelowna | $110 | $170 |
| West Kelowna | $130 | $200 |
| Penticton | $175 | $525 |
| Vernon | $135 | $215 |
Canadian dollars, before GST. Same-day attempt adds $75. A sworn PDF affidavit is included.
Attempts are made across different days and times, including evenings and weekends. When a tenant is hard to find, each additional attempt is billed at the rate for the town, and we stop when you tell us to.
The proof you get
We provide the completed proof of service and the attempt record with every tenancy serve. The attempt log, with times and a description of the person served, is what lets you show a hearing how and when the document was served. The sworn PDF is emailed the day it is signed.
